Crawl Space Waterproofing
Keeping Your Crawl Space Dry
Standing water pooling under your home causes immediate and severe physical damage. During heavy rain, groundwater pushes through the exterior soil and enters your crawl space. If this water sits on the dirt floor, it evaporates upward, soaking into your wooden floor joists and creating the exact environment required for mold growth and structural wood rot.
At Elite Moisture Solutions, our crawl space waterproofing services keep your home dry and protected from outside water. We do not use temporary fixes or simply cover wet dirt with plastic. We install dedicated physical drainage systems that actively catch incoming water and extract it from the space. From interior French drains to automatic sump pumps, we ensure that water is removed before it can damage your foundation.
Water intrusion leaves obvious physical evidence. If you see the following signs under your home or in your living areas, your property requires professional waterproofing:

Standing Water: You find puddles or continuous standing water on the crawl space floor, especially in the days following heavy rainfall.
Water Marks on Piers: You see dark water stains or dried mud lines on the concrete blocks or brick foundation piers, indicating where water previously pooled and drained.
Saturated Soil: The dirt floor under your house remains dark, wet, and muddy long after the outside weather has dried.
Efflorescence on Masonry: You see white, chalky salt deposits on your interior brick or concrete block walls, proving that water is pushing through the foundation.
Heavy Condensation: You see physical water droplets forming on your air conditioning ducts, water pipes, or the bottom of your floor insulation.
Failing Insulation: The fiberglass insulation between your floor joists is saturated with moisture, causing it to shred and fall down.
We utilize a combination of systems to stop moisture seepage and extract water from underneath your home.
A sump pump is the core component of active water extraction. We excavate a basin at the lowest point of your crawl space and install a heavy-duty pump. When groundwater fills the basin, the automatic float switch activates the pump. It pushes the excess water through a dedicated discharge pipe, depositing it safely away from your home’s exterior foundation.
To stop water from pooling across the floor, we install interior French drains. We dig a continuous trench along the inside perimeter of your foundation walls and install a modern strip drain system. This method requires no drainage stone. It catches incoming groundwater as it enters the crawl space and channels it directly to your sump pump basin.
To prevent ground moisture from evaporating into the air, we install a heavy polyethylene liner (vapor barrier) directly over the dirt floor. This physical shield isolates the damp soil from the open air, keeping the humidity levels in the crawl space low and protecting your wood framing from moisture damage.
For maximum moisture control, we completely seal the crawl space. We install heavy-duty liners on the floors and walls, close all exterior foundation vents, and install a professional dehumidifier. This creates a fully controlled indoor environment under your home.
The total cost of a waterproofing project depends on the size of your crawl space and the specific combination of drainage and barrier systems required to protect your home.

Do I need a French drain if I already have a sump pump?
A sump pump only removes water that reaches its basin. If water is pooling on the opposite side of the crawl space, it will sit there and cause damage. A French drain acts as an interior channel that moves all the water from the perimeter of the foundation directly into the sump pump basin.
Where does the sump pump discharge the water?
We connect the sump pump to a PVC discharge line that exits the foundation wall. We run this line into your yard and discharge the water on a downward slope so it does not flow back toward the house.
Can a vapor barrier stop standing water?
No. A vapor barrier stops water vapor. If you have active liquid water pooling on the floor, you must install a drainage system and sump pump to extract the water before a liner can be secured.
Does waterproofing fix my rotted floor joists?
Waterproofing stops the water intrusion that causes the rot. We install the waterproofing system to dry the space, and our foundation repair team replaces the rotted floor joists to restore your home’s stability.
