Home to the state’s flagship university, Chapel Hill offers a unique mix of rich history and modern growth. We spend a lot of time evaluating homes in this area, from the historic, tree-lined streets near the UNC campus and Gimghoul to newer communities like Southern Village and Meadowmont. While living the “Southern Part of Heaven” is fantastic, the ground your home sits on is constantly shifting.

Chapel Hill sits squarely on Piedmont clay. On top of that, the town is famous for its massive, protected hardwood trees. Those giant root systems aggressively suck moisture out of the clay soil during dry spells, causing the dirt to shrink drastically. This constant shrinking and swelling ruins the support beneath your exterior slabs, leaving homeowners with uneven driveways and cracked patios. At Elite Moisture Solutions, we permanently raise and stabilize your concrete without the extreme mess of pouring a brand new slab.

Why Your Concrete Sinks Over Time

sunken driveway

Concrete is incredibly heavy. To remain perfectly flat, it needs a solid, completely stable base of dirt underneath it. Our native clay soil combined with huge tree roots makes that very difficult. When heavy spring rain hits Orange County, surface water often washes away the loose dirt directly under your driveway. This creates deep, hidden voids.

When the hot North Carolina summer arrives, the clay soil dries out. The local trees go into survival mode and pull massive amounts of water from the ground, causing the soil to shrink away from the bottom of your concrete. The heavy slab eventually breaks under its own weight. It cracks and drops straight down into the empty pockets below.

Signs of Concrete Damage

Concrete settlement rarely happens all at once. The warning signs are usually obvious before a major failure occurs. Here is what we see during property evaluations across Chapel Hill:

  • Slab Foundations: You spot thick, stair-step cracks running up the exterior brickwork of your home. Inside, you find that your heavy front door is suddenly rubbing against the top of the frame, or diagonal cracks are spreading across the drywall above your windows.
  • Driveways and Walkways: You hit a harsh bump when pulling into the garage after commuting home from UNC Hospitals. Or, you notice a sharp, raised lip on your front walkway that creates a serious trip hazard for guests walking up to your door.
  • Pool Decks: One concrete section settles significantly lower than the rest. This creates a dangerous edge right next to the water, making it totally unsafe for kids running around during neighborhood cookouts.
  • Patios: Your backyard patio has sunk unevenly. Instead of sloping safely away from your home, the concrete now pitches backward. During heavy rain, water runs directly against your foundation instead of draining into your yard.

Why Leveling Beats Tearing It Out

driveway demolition

When a concrete slab cracks, many people assume they need to rip it all out and pour fresh cement. A full replacement is highly disruptive. Jackhammers are incredibly loud, and heavy trucks will completely destroy your landscaping. In Chapel Hill, a messy demolition project can also damage the critical root systems of the mature trees in your yard. You also have to wait several days for the new slab to cure.

Concrete leveling is a much cleaner, smarter solution. We use specialized, high-density polyurethane foam to lift your original concrete back into place. The entire project takes just a few hours. It costs far less than pouring a new slab, and because the structural foam hardens in minutes, you can safely park on your driveway the very same day.

Our Concrete Leveling Process

We focus on precision and keep your property completely clean. You will not see heavy excavators tearing up your yard. Here is exactly how we permanently stabilize your sunken slabs:

  1. Drill: We drill a series of tiny holes through the settled concrete. Each hole is only about the size of a penny.
  2. Pump: We connect specialized hoses to these ports and inject our high-strength structural foam straight into the unstable dirt below.
  3. Lift: The polyurethane material expands the second it hits the hidden voids. It compresses the loose soil and gently pushes the heavy concrete slab precisely back to its original, level height.
  4. Patch: We carefully fill the injection holes with fresh cement. We smooth it out and blend the color so the repair is as invisible as possible.

When we finish, your concrete is flat, fully supported, and safe to use right away.
