Garner has held onto its hometown roots even as it explodes with growth along the Highway 70 corridor. We spend a ton of time down here. Whether we are driving out to grab lunch near Lake Benson Park or evaluating homes in popular subdivisions like Eagle Ridge, Adams Point, and Heather Woods, we know this town inside and out. Garner is a great place to call home. But the native dirt your house is sitting on is a constant headache.

We deal with incredibly dense Wake County clay around here. It swells up like a balloon during heavy rains and shrinks back down into hard rock during dry spells. That relentless soil movement eventually wrecks the support under your heavy concrete slabs. We fix these dangerous trip hazards without tearing up your yard. We lift your concrete back up to a flat, safe position.

Why Your Concrete Sinks Over Time

sunken driveway

Solid concrete needs a rock-solid base. When that base washes away or compacts, the concrete drops. Here in Garner, our erratic weather causes major soil erosion. Torrential spring rain forces water under your driveway, carving out hidden channels in the dirt.

When August rolls around, the remaining clay soil dries out and pulls away from the bottom of your patio. Add the daily stress of parking your heavy SUVs in the exact same spot, and the compromised dirt just gives way. The rigid cement slab snaps under its own weight and falls right into the empty space.

Signs You Have Concrete Damage

You usually find out you have a problem when you trip over it. Here are the most common concrete failures we inspect for homeowners across Garner:

  • Driveways and Walkways: Your tires slam into a hard ridge right where the driveway meets the garage floor. Or maybe a sidewalk panel has dropped a full inch, creating a dangerous obstacle course when you are carrying groceries to the front door.
  • Pool Decks: One concrete panel sinks below the water line or tilts awkwardly. It leaves a sharp, exposed edge where family members are walking around barefoot on a sunny weekend.
  • Patios: Your backyard grilling patio starts sloping the wrong way. Instead of shedding water into the grass, it acts like a funnel and dumps puddles directly against your foundation walls.
  • Slab Foundations: You spot ugly, stair-step cracks creeping up the brick veneer of your house. On the inside, your front door gets wedged tight in the frame, or you see diagonal cracks spreading across the sheetrock.

Why Leveling Beats Tearing It Out

driveway demolition

Ripping up a sunken slab and pouring fresh cement should be your absolute last resort. Demolition is a loud, incredibly messy nightmare. Heavy machinery destroys your landscaping, and concrete dust gets blown all over your neighbors’ cars. After all that, you still have to wait days for the new pour to cure.

We offer a much smarter alternative. Polyurethane foam injection lets us save your existing concrete. It costs a fraction of a full replacement, spares your yard from destruction, and the foam hardens immediately. You can pull your truck onto the repaired driveway minutes after we finish.

Our Concrete Leveling Process

We do not bring excavators to your property. We keep the mess to a minimum and focus entirely on the failing slab itself. Here is exactly how we do it:

  1. Drill: We bore a handful of small holes, about the size of a dime, directly through the sunken cement panel.
  2. Lift: We inject a high-density, structural-grade foam into the empty voids beneath the slab. The foam rapidly expands, compacting the loose dirt and forcing the heavy concrete upward.
  3. Level: We tightly control the expansion of the foam. We constantly check the height of the slab to make sure it stops moving the exact second it sits flush with the surrounding concrete.
  4. Patch: We fill the injection ports with fresh cement and carefully blend the color to hide the repair.

The final result is a safe, flat, and permanently supported slab.
