What is included in your maintenance plan?
With all crawlspace encapsulation installations, we include a one-year post inspection and dehumidifier tune up. During this appointment we offer clients an opportunity to purchase a crawlspace encapsulation maintenance plan which covers a yearly inspection to ensure the liners are in good condition, confirm there is no moisture penetration and the technician will clean and service your dehumidifier. When should I encapsulate my crawlspace?
There is never a bad time to encapsulate your crawlspace. It is always a good idea to install an encapsulation system, even if you don’t have a moisture problem as it allows you to get ahead of any potential issues. When you start seeing signs of moisture (things like cupping hardwood floors, musty odors, dampness in your home or crawlspace), it is recommended that you seal and encapsulate your crawlspace right away to avoid any further damage/problems.
Why should I encapsulate my crawl space?
Encapsulating your crawlspace can have many benefits including: controls moisture levels in your home and crawlspaces, lower energy bills, improved air quality in your home, deters pests and wood destroying insects, avoidance of mold issues, protects the foundation and structural integrity of your home, protects plumbing, HVAC, and electrical systems in your crawlspace.
How much will my energy savings be from crawl space encapsulation?
On average, homeowners typically see a savings of 15% per year on their energy bills after a crawlspace encapsulation has been installed.
What are some signs of elevated moisture levels in my crawlspace or basement?
Signs of elevated moisture levels in your crawlspace or basement may include things like musty odors, visible mold, falling insulation, high levels of humidity in the house, a insect or pest infestation, cupping hardwood floors, increased energy bills, etc.
Does a crawl space encapsulation stop radon from entering my home?
No, while a crawlspace encapsulation may reduce radon levels in your home it will not remove it completely. If you have elevated radon levels in your home (above 4 pCi/L), we recommend installing a radon mitigation system in addition to your crawlspace encapsulation.
How long does it take to encapsulate a crawlspace?
This varies based upon the size of your home and the depth of your crawlspace but on average takes 2-3 business days.
Does encapsulating my crawlspace help with the resale value of my home?
While it does not directly increase your home’s value it does help with your home’s marketability for resale. Even though there is no direct value for encapsulations for appraisers, the appraiser may consider your home to be of better condition due to the encapsulation which would then indirectly increase its value. Crawlspace encapsulations allow new homeowners the peace of mind of knowing that the crawlspace is free of moisture, the systems under the home are protected and the air they are breathing is safe. Even if they bank and appraisers don’t find direct monetary value in them, most buyers do.
What is the difference between a vapor barrier and a crawlspace encapsulation?
A vapor barrier is the liner that covers the floor of your crawlspace and most typically stops short of the walls. An encapsulation completely seals all vents, holes and cracks which is then followed by the installation of a liner that covers the floors, walls and piers that is fastened at all seams. Finally, the dehumidifier is installed to condition the space and ensure the moisture levels are controlled. A vapor barrier is one part of a total crawlspace encapsulation system.

How do I know if I need to test my indoor air quality?
It is good to test your indoor air quality yearly as factors like seasonal changes, home repairs, new furniture and home renovations can all contribute to changes in your indoor air quality. If you start having allergy-like symptoms that do not subside, it is recommended that you have an indoor air quality test done to ensure that is not a contributing factor.
What do you test for in your analysis?
We are primarily testing for mold spore counts/types of mold; however, we may find other allergens like pollen, pet dander, etc.
What is considered “safe” spore levels?
A combined mold spore count under 2000 is considered safe levels. Anything above a spore count of 2000 would suggest a need for a mold remediation.
Is air quality testing the only testing you perform?
No, we also can perform a lift tape analysis.
I found mold in my home. Can your test determine if it is toxic?
A lift tape analysis and air quality test analysis will show the types of mold and the spore count for each type of mold that was found.
How did the mold get in my house in the first place?
Mold is a part of our natural environment and can be found everywhere. It is not a problem until it is found in elevated levels and is growing indoors. Mold conducive environments (warm, damp, dark places) indoors is typically when you find mold growth in your home. There is typically a moisture problem that needs to be solved that was the cause of the mold growth. Once that is repaired, then a mold remediation can be performed.
How often do I need to retest the air in my home?
We recommend that you retest the air in your home yearly to ensure the air in your home is safe. Things like seasonal changes, repair work, renovations, and new problems can cause a change in the air quality in your home.

Is it possible that I have mold in my house even if I don’t see any growth?
Yes, mold is a part of our environment and can be found just about everywhere. Only when mold is found in elevated levels is it a problem.
Can mold come back after remediation?
Yes, if the moisture source is not repaired or a new moisture source is created mold can regrow after a remediation. Additionally, if you treat mold yourself using things like bleach and other household products, mold can grow back and sometime worse than before you removed it. To make sure the moisture source is removed, and the mold is remediated properly, we recommend calling an expert.
How long does a mold remediation take?
Unfortunately, there is no definitive answer for this. It truly depends on the size of the space that needs to be remediated. Jobs can range from 1 day to 2 weeks depending on the size with the average household remediation taking about 2 days.
What is the average cost of a mold remediation?
This depends on the size of the job and varies greatly.
Do you have to disclose a previous mold remediation when you sell a home?
No, in North Carolina sellers are not required to disclose anything. Realtors on the other hand have to disclose all material facts about a property (if they are aware of them or should have been aware of them).
How can I prevent the mold from coming back?
The best way to prevent mold from recurring is to ensure you eliminate the moisture source. Mold cannot grow or thrive without water.
If I only have mold in one section of my home, should I consider remediating my entire home?
It depends, an expert should perform air quality tests throughout your home which should help you determine the level of remediation work that is required. Just because you see mold in one section of your house it doesn’t mean you don’t have elevated mold levels in other areas.
Is mold remediation covered by insurance?
It depends on your insurance provider and what caused the moisture and mold growth. Typical homeowners’ insurance does not cover mold damages unless it is the result of an incident that is covered by insurance. Separate, mold specific, insurances can be purchased in addition to your homeowner’s policy.
