Known globally as the Bull City, Durham has transformed from its historic tobacco roots into a massive center for medicine, technology, and education. When our crews aren’t catching a Durham Bulls game or heading to the Festival for the Eno, we are usually evaluating properties in established neighborhoods like Hope Valley, Trinity Park, and Woodcroft. Durham is an incredible place to live and work. However, the soil under your home tells a very different story.

Just like the rest of the Triangle, Durham sits on dense red clay. This soil acts like a giant sponge. It expands heavily when wet and shrinks when it dries out. Over the years, this constant shifting ruins the support beneath your exterior slabs, leaving you with sunken driveways and severe trip hazards. At Elite Moisture Solutions, we permanently lift and stabilize your concrete without the massive disruption of a full replacement.

Why Your Concrete Sinks Over Time

sunken driveway

Concrete is extremely heavy. To stay perfectly flat, it needs a solid, stable base of dirt underneath it. Our local clay soil makes that nearly impossible. During heavy spring rainstorms, water washes away the loose dirt directly under your driveway or walkway. This creates hidden, empty voids.

When the harsh North Carolina summer heat arrives, that same clay soil dries out and shrinks away from the bottom of the concrete. Additionally, parking your heavy cars in the exact same spot every day compacts the dirt even further. Eventually, the heavy concrete simply breaks under its own weight. It cracks and drops straight down into the empty pockets below.

Signs You Have Concrete Damage

Concrete settlement is a slow process, but the warning signs are usually obvious before a major failure happens. Here is what we see during property evaluations across Durham:

  • Slab Foundations: You spot thick, stair-step cracks running up the exterior brickwork of your house. Inside, your heavy front door suddenly rubs against the top of the frame, or diagonal cracks start spreading across the drywall above your windows.
  • Driveways and Walkways: You hit a jarring bump when pulling your car into the garage after commuting from Duke or RTP. Or, you notice a sharp, raised lip on your front walkway that creates a serious trip hazard for delivery drivers.
  • Pool Decks: One concrete section settles significantly lower than the rest. This creates a dangerous edge right next to the water, making it unsafe for kids running around during the hot summer months.
  • Patios: Your backyard patio has sunk unevenly. Instead of sloping away from your siding, the concrete now pitches backward toward your home. During heavy rain, water runs directly against your foundation instead of draining safely into your yard.

Why Leveling Beats Tearing It Out

driveway demolition

When a concrete slab cracks and sinks, many homeowners assume they need to hire a crew to rip it all out and pour fresh cement. A full replacement is highly disruptive. Jackhammers are incredibly loud, and heavy trucks will tear up your landscaping. In strict Durham subdivisions, a messy, week-long demolition project is a fast way to get a complaint from your HOA. You also have to wait several days for the new slab to cure before it is safe to use.

Concrete leveling is a faster, cleaner, and smarter solution. We use specialized, high-density polyurethane foam to lift your original concrete back into place. The entire project takes just a few hours and costs far less than pouring a new slab. Because the structural foam hardens in minutes, you can safely park on your driveway the very same afternoon.

Our Concrete Leveling Process

We focus on precision and keep your property completely clean. You will not see heavy excavators tearing up your yard. Here is exactly how we permanently stabilize your sunken slabs:

  • Drill: We drill a series of tiny holes through the settled concrete. Each hole is only about the size of a penny.
  • Pump: We connect specialized hoses to these ports and inject our high-strength structural foam straight into the unstable dirt below.
  • Lift: The polyurethane material expands the second it hits the hidden voids. It compresses the loose soil and gently pushes the heavy concrete slab precisely back to its original, level height.
  • Patch: We carefully fill the injection holes with fresh cement. We smooth it out and blend the color so the repair is as invisible as possible.

When we finish, your concrete is flat, fully supported, and safe to use right away.
