When we were called to inspect this home in Selma, NC, the homeowners were experiencing several alarming symptoms in their main living areas that pointed directly to a failing floor system in the crawl space below.
The structural integrity of the home was compromised, leading to noticeable movement upstairs:
- Sagging Floors: The floors in the kitchen and bathroom—two of the heaviest rooms in any home due to appliances, cabinets, and fixtures—had developed a significant dip.
- Interior Drywall Cracks: The shifting foundation was causing the walls to crack. We found visible stress cracks in the drywall above the back door.
- Ceiling Separation: The movement was severe enough that the walls were pulling away from the ceiling, causing visible separation along the crown molding in the kitchen.
These are classic signs that the existing floor joists were over-spanned and unable to carry the load of the home above them.
The Solution: Structural Reinforcement
To permanently stabilize the home and stop the shifting, we bypassed temporary fixes and implemented a targeted structural reinforcement plan using supplemental beams.
Here is how we restored the load-bearing capacity of the crawl space:
Targeted Load Distribution: We installed two new supplemental beams. We positioned these specifically under the sagging kitchen and bathroom areas to directly support the heaviest loads in the house.
Active Lifting and Support: To hold these new beams, we installed 5 new structural support jacks.
Solid Foundation: Each of these steel support jacks was placed on a solid concrete footing, transferring the heavy weight of the floors, walls, and roof down into stable earth.
By cutting the span of the original joists in half with these new mid-span beams, we eliminated the deflection (bending) that was causing the floors to sink.
The Result: A Permanently Stabilized Home
By reinforcing the home’s wood structure, we addressed the source of the visible cracks and sagging upstairs. The supplemental beams and support jacks successfully leveled out the failing floor system and permanently stopped the home from shifting further. The homeowners now have a structurally sound foundation capable of easily supporting their kitchen and bathroom for decades to come.
