Signs of Foundation Issues

Identifying early signs of foundation issues can prevent extensive damage. Common indicators include visible wall cracks, which may form stair-step patterns in brick or block walls and vertical lines in drywall. Floors that are uneven or sagging can also suggest foundation problems, as can doors and windows that are difficult to open or close. These symptoms indicate possible movement or settling of the foundation and should prompt a professional evaluation. Ignoring these signs can lead to serious structural damage and costly repairs.

Causes of Foundation Damage

Foundation damage can result from several factors, contributing to the weakening of the structure over time. In areas with expansive clay or poorly compacted soils, significant foundation movement can occur. Excessive moisture from inadequate drainage, plumbing leaks, or heavy rainfall can lead to soil expansion, erosion, and settlement issues. Termite activity, involving termites damaging wooden structural components, can undermine the foundation’s integrity. Natural events like floods, droughts, and earthquakes add stress to the foundation, causing cracks and instability. Improper construction methods and invasive tree roots also play roles in exacerbating foundation problems.

Foundation Repair Solutions

Wall Repair Systems

Stabilizing and reinforcing foundation walls that have bowed, cracked, or buckled is essential. Solutions include wall anchors, carbon fiber straps, and steel braces. Wall anchors use steel rods inserted through the wall into the soil, secured with plates to pull the wall back into place. Carbon fiber straps bond to the wall surface, preventing further movement. Steel braces support the wall internally, preventing additional bowing. These methods restore structural integrity and, in some cases, straighten bowed walls, ensuring home safety.

Wood Damage Repair

Addressing wood damage in the foundation is crucial for maintaining a home’s structural health. This involves repairing joists, girders, and subfloors through methods like sistering joists, replacing damaged components, and addressing termite and water damage. Signs of wood damage include uneven floors, wall cracks, sticking doors and windows, visible rot, dampness, and termite evidence. Early detection and repair are essential to restoring structural support and preventing further issues.

Helical Piers

Helical piers, or helical piles, provide effective stabilization for foundations on weak or shifting soils. These piers resemble large screws with helical blades and are driven into stable soil layers using hydraulic equipment. The blades anchor securely, offering solid support. Helical piers are versatile, suitable for both new construction and foundation repair, adapting well to various soil conditions with minimal installation disruption and immediate load-bearing capacity.

Crawlspace Support Posts

Crawl space support jacks, or support posts, are vital for stabilizing and leveling sagging floors due to weakened joists. These jacks are installed in crawl spaces and positioned under beams or joists that need reinforcement. Adjustable to provide necessary support, they lift sagging floors back to their original position, enhancing the home’s structural integrity and ensuring level, secure floors.

The Repair Process

foundation inspection

The foundation repair process starts with a detailed inspection to assess the damage’s extent and causes. This evaluation is crucial for determining the best repair methods. Customized solutions are then implemented to address the specific needs of the home, which may include wood damage repair, helical pier installation, wall stabilization, or waterproofing. Throughout the process, efforts are made to minimize disruption to daily life while ensuring the foundation’s stability and safety. Proper planning and execution are essential to restore the home’s structural integrity and prevent future issues.

I had mold under my crawlspace and had several people come out and look at it. All said I needed to have it encapsulated and I got quotes from 3 people. One barely told me what was going to happen and one was about 3k less than Elite was. But no one took the time to explain exactly what they were going to do, how they were going to do it and why they were doing it that way Chris did. He was not only professional, but friendly, knew what he was talking about, and offered no pressure at all. He seemed to truly want to do the job right for me. And his staff completely came through! They were also very knowledgeable, so, so clean and so kind! I would have them do work for me any day of the week! When I say clean, there was not a spec of trash left after they were done each day. They were extremely respectful of me and my property, and even of the black snake that took up residence under my home, letting him work his way out instead of killing him. All in all, this company was one I would easily pay more to work with because they do the job right. I don't worry about the work done under my house, because I know it was done by a company with integrity, kindness and respect. Thank you Chris and Elite Moisture Solutions!

After shopping around for mold removal companies to treat my crawlspace, I finally found Elite Moisture and I'm happy I did! They were professional, timely, and reasonably priced. One of the major differences between them and the competition is their methods. While most other companies offered to spray the mold, elite treats and vacuums away the mold for complete removal of allergens. They were very responsive and thorough.

There's a reason Chris, the owner, has the word Elite in his company name. Chris and his team (Ben is amazing!) are top notch. They do what they say, when they say, how they say it. If you're looking for a professional crawlspace company, gives these guys a call. You'll be glad you did.

Our home was built in 1994 and the old (primitive) method of crawl space grading and a corner drainage pipe stopped working (the pipe clogged after 30 years). Chris and his team, who are very professional, assessed the situation and presented available options (as well as inspecting for mold). We decided to go with the full encapsalation and our crawl space moisture issues as well as the potential for mold are gone. Highly recommended and it was a pleasure to support a local business.
