The Problem: Structural Instability and Framing Failures

Project Location: Durham, NC
Service Provided: Foundation Repair & Structural Reinforcement

During our inspection of this crawl space in Durham, NC, we found the central support system was failing. The temporary supports and older materials were deteriorating.

The specific structural issues included:

  • Weak Supports: The home was held up by wooden support jacks and tilted steel stands. These temporary supports were resting directly on the dirt, making them unstable and highly susceptible to termite damage.
  • Crumbling Brick: The original brick columns supporting the center of the home were deteriorating, with visible crumbling at the base where the bricks met the soil.

Framing Failures: Because the central supports were shifting, floor joists were pulling away from their bearing points. We also found joists that were splitting due to the uneven distribution of the home’s weight.

The Solution: Structural Rebuilding

To permanently stabilize the home, we removed the inadequate supports and installed a new structural system.
Here is how we restored the crawl space:

Permanent Cement Footers: We excavated the soil and poured solid, permanent cement footers at each required support location to ensure the new system would not sink.

11 New Support Jacks: We installed 11 new steel support jacks onto the new cement footers. These steel columns replaced the crumbling brick, tilted steel stands, and temporary wooden posts.

Supplemental Beams: To reinforce the floor framing and correct the sagging areas where the joists had split, we installed two new supplemental beams. The new support jacks hold these beams in place.

The Result: A Permanently Stabilized Home

By removing the failing wooden supports and crumbling brick, we eliminated the risk of further settlement. The 11 new permanent steel jacks and the additional supplemental beams successfully support the weight of the house. The home is now structurally sound, and the floor framing is fully supported.
